I left in Arizona in 2005<br /> when the market was high to move back to Texas. Prices have really fallen. Properties <br />are more likely to have a cash flow than before. Finding properties with tenants is one big <br />concern and the other is where is the market headed. Many of the properties listed in <br />MLS are either foreclosures or short-sales. The short-sale process has improved with <br />many banks now using asset managers. Not all banks have gone to a stream-lined <br />system and it can take months to close especially if there are two lien holders. <br /><br />There are properties that are 100% occupied. Rents are still low in many areas.
